Siding built for Upstate South Carolina weather

Siding in the Upstate takes a beating most national "best siding" guides never mention. Our summers are long, hot and humid. Spring brings heavy pollen and hard, wind-driven rain. Hail and wind come with summer thunderstorms, and a few times each winter an ice event rolls through.

That mix creates problems we see on almost every estimate:

  • Mildew and algae on the north and shaded sides of the house, especially under big oaks and pines
  • Warped or buckled vinyl where panels were nailed too tight and couldn't expand in the summer heat
  • Rotted trim, soffit and fascia where water got behind the siding and stayed there
  • Red clay splash-back staining the bottom courses of siding near the ground
  • Hail dents and cracked panels after a strong storm

Good siding installation is mostly about managing water and movement. We use a proper weather-resistant barrier, flash every window and door, leave room for expansion, and keep the bottom course clear of the soil. That keeps moisture out of your walls for the long haul, which matters more than the brand name on the box.

Materials

Siding options we install

Vinyl siding

Vinyl is the most popular siding in the Upstate for good reason. It costs the least to install, never needs painting, and today's thicker panels look far better than the thin, shiny vinyl of the 1990s. We install vinyl in traditional lap profiles, Dutch lap, and vertical board-and-batten styles, in dozens of colors.

Every panel expands and contracts with temperature, so it has to hang loosely on the nails. Nail it too tight and it ripples in August. We install it the way the manufacturer specifies, so it stays straight for decades.

Fiber cement siding

Fiber cement (you may know it as James Hardie or HardiePlank) is made from cement, sand and wood fibers. It resists fire, rot, insects and hail far better than vinyl, and it holds paint well in our humidity. It's heavier, costs more to install, and takes a trained crew to cut and hang, but it's one of the longest-lasting siding choices you can put on a Southern home.

It's a strong fit for historic neighborhoods like North Main and Hampton Heights. Not sure which is right for you? Read our comparison of vinyl vs. fiber cement siding in Greenville.

Board-and-batten siding

Board-and-batten gives a home the modern farmhouse look that's everywhere in new Upstate construction. We install it in vinyl and fiber cement, either across the whole house or as an accent on gables, dormers and entryways.

Shake and shingle siding

Shake siding adds texture and a craftsman or coastal feel. Most homeowners use it on gables and upper stories and pair it with lap siding below. We install shake-style vinyl and fiber cement shingles that look like cedar but don't rot, split or need restaining.

Honest advice

Siding replacement vs. siding repair

Not every siding problem needs a whole new house wrap. We'll tell you plainly which one you need.

Repair usually makes sense when

  • The damage is limited to one wall or a few panels (a storm, a grill, a mower)
  • The siding is under about 15 years old and matching panels are still available
  • The sheathing underneath is dry and solid

Replacement usually makes sense when

  • Panels are warped, cracked, faded or loose across several sides of the house
  • You find soft spots, rot or mold behind the siding
  • Your energy bills are climbing and the walls feel drafty
  • The siding is 25-30+ years old, or you're getting ready to sell

The details

Soffit, fascia and trim

Siding is only as good as the trim around it. Rotted fascia boards and damaged soffits let in water, wasps, squirrels and birds, and they're some of the most common things we fix on Upstate homes. When we replace siding, we inspect every piece of trim. We replace rotted wood and can wrap fascia in aluminum so it never needs painting again. Vented soffits help your attic breathe, which cuts summer heat and extends the life of your roof.

Pricing

How much does new siding cost in Greenville and Spartanburg?

Siding cost depends on a handful of things:

  • Material: vinyl costs the least; fiber cement costs more but lasts longer and resists hail and fire
  • Size and shape of the home: more corners, gables and stories mean more labor
  • Tear-off: removing one layer is standard; two layers or asbestos siding costs more
  • Repairs underneath: rotted sheathing or trim adds to the job
  • Trim and extras: soffit, fascia, shutters and window wraps

The only way to get a real number is an in-person estimate, and ours are free. We also offer flexible financing so you don't have to put off a project your house needs now.

  • For most Upstate homes it comes down to vinyl or fiber cement. Vinyl is the budget-friendly, low-maintenance choice. Fiber cement costs more but stands up better to hail, fire, insects and humidity.
